The following agreement and accompanying Terms and Conditions of Rental binds a contract between the guest and owner. Please read all points carefully prior to signing.
1. Guests - Maximum of 8 guests allowed during one booking. Please list all members of your party in the table below. All persons listed will be bound by the terms of this agreement. Only persons listed on this agreement may occupy the property at any time.

2. Rental Period - The period of this rental shall be from 4pm on __________________ to noon on __________________ (total ______ nights). THE RENTER assumes full responsibility for fulfilling the terms of this agreement for these dates.
3. Cleaning Fee - There is a one-time non-refundable cleaning fee of $250 paid via Airbnb and VRBO platforms. However, you are still expected to leave the house as you found it and follow the departure rules left at the house. If the cleaning fee doesn’t cover the time needed to put the house back to the condition in which you found it, a claim will be filed through Airbnb or VRBO.

5. Restrictions - Smoking is not permitted inside the house. Please do not wear shoes inside the house. Parties are not allowed at the house. Any pets must be house trained and are permitted only with prior approval and the PET ADDENDUM is completed.
6. Damage - The cost of any damage beyond normal wear and tear, caused by THE RENTER and guests of THE RENTER will be responsibility of the renter and guests and an Airbnb claim will be filed.
7. Septic - The house has a septic system, which is very effective. However, it will clog if improper materials are disposed. DO NOT flush anything other than toilet paper. Neither feminine hygiene products nor baby products (not limited to diapers, wipes) should be flushed at any time. If it is found that any improper materials were flushed, you could be charged damages and invoiced separately.
8. General Conditions - The maximum number of guests using the rental premises shall not exceed the total number stated in the house rental agreement.

THE RENTER shall inspect property immediately upon possession and give THE OWNER prior notice (via email of phone) of any defects. THE RENTER shall, and throughout the period of the rental, keep the property in a state of cleanliness and in good condition. THE RENTER acknowledges that at commencement of the rental, the property is in good and substantial repair except for any defect THE RENTER may report to THE OWNER during the first day of the rental. THE RENTER shall leave the property in good repair with garbage separated appropriately and placed in the bins outside the house. Any excess garbage may be stored in sealed bags in the garage.
Any unsafe or dangerous condition must be reported to THE OWNER immediately. THE RENTER acknowledges that the use of the property is entirely at THE RENTER’s risk. THE RENTER shall indemnify and save harmless THE OWNER against and from any and all damage to personal property, injury or death resulting from the use of the rental property, grounds, go cart, fireplaces, trampoline and swimming pool use. THE HOUSE IS NOT EQUIPPED WITH RESIDENTIAL SPRINKLER SYSTEM AND THE WINDOWS DO NOT HAVE SAFETY GUARDS.
THE RENTER assumes full responsibility for fulfilling the terms of the rental for the period stated.
